LUMINOR Villa

Location
Our office was commissioned to design two residential buildings on two connecting plots, close to Normafa forest, at the highest part of Budapest. A hotel, built in 1972, was on one of the plots, and it was converted into an Apartment Building with 25 apartments, and on the adjacent empty plot, we designed a Villa with 4 units.

The two plots were designed as a continuous, woody, grove-like park, which can be shared by the residents of the Apartment Building and of the Villa too. 

Villa concept and functional design
The character of the basement, ground floor + 2 levels building is given by the large openings on the facade, by the terraces and balconies running around the exterior, with stone-clad pergola frames at their edges, glass railings, and randomly located vertical lamellas. 

We designed 4 apartments in the building, both connected to the garden by their lobbies on different levels. Thanks to this distribution there was no need to build a common staircase anymore, and all units are accessible directly by their own entrances.
 
A lift was designed from the garage level to the ground floor and 1st floor. The apartments open from the elevator lobby, and each has a terrace or balcony connection.

There are 2-2 apartments on the ground and 1st floor. One of the apartments on the first floor is a duplex with a gallery and roof terrace. This two-storey high living room faces the street and the view. It appears as a glass cube with stone framing and double-high vertical lamellas. The southern terrace, facing the garden, also has two-storey high lamellas running in front of the recessed upstairs balcony.
